Wolf & Kline Property Management, Inc. (Licensee) hereby states that with respect to any property managed by Wolf & Kline Property Management, Inc. I am acting in the following capacity

  An agent of the Owner/Landlord pursuant to a property management or exclusive leasing agreement

Processing Fees

If the applicant is approved and signs a lease with Wolf and Kline Property Management, there is a $85 processing fee due at the time of lease signing.

Rental Policies and Procedures

Wolf & Kline Property Management Inc. has established the following rental policies and procedures for all prospective residents.

Anyone over the age of 18 who is interested in residing at one of our properties is required to complete a rental application. Each applicant must qualify individually, as we do not permit co-signing or subletting. Applicants only need to submit one application to be considered for all available properties; there is no need to complete multiple applications. If an applicant applies for a specific property that later becomes unavailable, we will continue to process the application and keep the approval on file for up to six months for consideration toward future home rentals. We encourage all applicants who feel they meet our qualification guidelines to apply.

Fair Housing

Wolf and Kline Property Management adheres strictly to all requirements for Fair Housing laws. We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.

Applicant

The application will NOT be considered with missing, misleading, or false information. All submitted applications become the property of Wolf and Kline Property Management.

Credit Criteria

• Wolf and Kline Property Management will obtain a credit report from a qualified credit bureau.
• Applicant-supplied credit reports will not be accepted.
• Credit score must be at least 650.

Income Criteria

• 3x the rent
• Self-employed applicants may be asked to provide their most recent tax return.
• Proof of earnings from social security, child support, alimony or spousal support must be documented if requested.
• Unverifiable income will NOT be considered.

Rental Verification

• When applicable, your current and/or previous landlords may be contacted for rental verification. By signing this application, you are authorizing your landlords to release information about your residency with them including, but not limited to: payment history, housekeeping habits, disturbances, judgments, and/or eviction proceedings.

Animals

All applicants and current residents who will be residing with an animal will need to fill out a third party pet screening application at https://wolfandklinepropertymgmtinc.petscreening.com/ in order to add the animal to the lease agreement. The third party agency charges up to $35.00 to process an application for a household pet.
